In April 2018, Principals of SHIR Capital announced the sale of Terrain apartments in Pittsburgh, Pennsylvania for $13.7 million, yielding a 41.7% IRR to investors. Principals of SHIR acquired this 153-unit apartment complex in December 2015 for $6.3MM.

The sale represented one of SHIR Capital's strongest value-add exits, demonstrating the firm's ability to identify, acquire, and reposition multifamily assets in secondary markets.

Proceeds from the sale were redeployed into new acquisitions as part of SHIR Capital's ongoing investment strategy.
